In the dynamic field of commercial construction, the Owner’s Representative (OR) plays a crucial role in trying to help all aspects of the project align with the owner’s goals and standards. The OR acts as the owner’s eyes and ears, expertly coordinating the interactions and operations from project inception to completion. The Central Hub: The Owner’s Representative
This is your first hire, even before an architect (more on that later). You can think of an OR as an extension of your team, representing you during your project. An OR’s primary duty is to safeguard the owner’s interests throughout the construction process. This role is multifaceted, including active participation in initial planning, risk management, contract
review, and adherence to safety protocols. The OR assists with keeping all project parties aligned with the defined budget and timeline, and plays a pivotal role in coordinating the project’s moving parts.
Collaborating with Architects
The role of the OR in the design process is to contribute technical and practical insights to help with the practical realities of construction and Owner Budget. During the design process, the OR evaluates designs to anticipate and prevent construction issues, providing feedback that optimizes both functionality and cost. This involvement is key to refining design elements early, as it can also serve Owners in potentially avoiding costly changes during construction.
Working with Contractors
The OR facilitates effective communication between the contractors and the project owner, tasked with overseeing construction so that it meets project programming requirements. Throughout the construction phase, the OR oversees the contractors’ operations, helping to comply with project standards and promptly addressing any issues that arise. This includes evaluating work in progress with the OR’s quality control measures.
Engaging with Engineers and Other Consultants
The OR coordinates their technical expertise with the engineers and other specialized consultants. This allows for the integration of ideas into project plans and specifications. We are equipped to manage highly technical aspects of complex construction projects by utilizing our team’s knowledge, and involving key team members from third party firms as needed.
