This is the nuts and bolts of how it works. It can vary state by state, and can change from time to time, but we hope this helps you paint a picture of how to get up and running. You can find the latest and greatest requirements for Ohio commercial real estate agents here.

1. Train

Complete Pre-Licensing Education: To start your pre-licensing education, you must be at least 18 years old and possess a high school diploma or equivalent. You’ll need to enroll in 120 hours of approved real estate courses, covering:

  • Real Estate Principles and Practices (40 hours)
  • Ohio Real Estate Law, including civil rights and housing discrimination (40 hours)

From there, you can complete and submit the Salesperson Examination Application, include proof of education, and pay the $81 fee. You’ll also undergo a background check, completing state and FBI criminal records checks as instructed in the application.

3. Activate!

Pass the Licensing Exam & Activate Your License: Last step! You’ll need to schedule and pass both the state and national portions of the Ohio Real Estate Salesperson Exam, achieving a minimum score of 70%. BECOMING A COMMERCIAL REAL ESTATE AGENT: FAQ

What does a commercial real estate agent do?

A CRE agent helps clients buy, sell, lease, or invest in commercial properties such as office buildings, retail spaces, industrial facilities, and multifamily housing. You’ll analyze market trends, network with industry professionals, negotiate deals, and help clients achieve their business goals.

How is commercial different from residential?

Commercial real estate focuses on properties used for business purposes, typically involving larger transactions and longer-term leases. The market moves slower than the residential market, which many commercial agents appreciate, and while deals take longer, the commissions per closed sale are typically much larger than most residential agents earn on a residential deal.

Do I need a license to work in commercial real estate?

Yes, a real estate license is required to practice commercial real estate in most states, including Ohio. You’ll need to complete pre-licensing education, pass an exam, and activate your license under a sponsoring broker like Miller Diversified.

What is my earning potential as a commercial real estate agent?

Earnings in CRE are typically commission-based, so your income potential is closely tied to your performance. Commercial deals often involve higher dollar amounts, meaning commissions can be significantly larger than in residential real estate.

How long does it take to get a commercial real estate license?

In Ohio, obtaining a license can take 3-6 months. The process involves completing 120 hours of pre-licensing education, passing the state exam, and securing sponsorship from a broker. Miller Diversified offers support programming that helps see you through this training period.

What soft skills are needed for success in commercial real estate?

Key soft skills include:

  • Strong communication and negotiation abilities
  • Analytical thinking and market research proficiency
  • Relationship-building and networking
  • Self-discipline and goal-oriented mindset

Is it possible to succeed in CRE without prior experience?

Absolutely! At Miller Diversified, we specialize in helping newcomers succeed through our mentorship program, ongoing training, and industry-leading support systems. We can help you through the process of becoming licensed, and help you jumpstart your listings when you launch.

What kind of training does Miller Diversified provide?

We offer:

  • Hands-on mentorship with experienced agents
  • In-depth workshops on market analysis, deal structuring, and negotiation
  • Access to proprietary marketing tools and resources
  • Regular training sessions to stay ahead of industry trends

Do I need to work full time as a commercial real estate agent?

While part-time opportunities exist, a full-time commitment often leads to faster growth and greater earnings. At Miller Diversified, we encourage agents to immerse themselves in the industry to maximize their potential.

Can I do both commercial and residential real estate?

It’s tough to become an expert in both. At Miller Diversified, our agents are focuses solely on the commercial sphere, and we see that agents who are focused only on commercial gain traction more quickly than agents who might try to do both.

How do I get started?

Follow these steps to begin your journey:

  1. Research and enroll in a real estate pre-licensing course.
  2. Pass the Ohio real estate exam and obtain sponsorship from a broker.
  3. Apply to join the Miller Diversified team, where we’ll provide the tools and support to launch your career.
