HOW DOES THE GENERAL CONTRACTOR / DESIGN-BID-BUILD DELIVERY METHOD WORK?

IF YOU’VE ALREADY HIRED AN ARCHITECT, MILLER DIVERSIFIED CAN OFFER THE GENERAL CONTRACTOR / DESIGN-BID-BUILD DELIVERY METHOD TO COMPLETE YOUR COMMERCIAL CONSTRUCTION PROJECT.

Most of Miller Diversified’s clients use our Owner’s Representative or Construction Manager As Owner’s Advisor delivery methods. However, we’ve delivered some of our best work using the general contractor / design-bid-build commercial construction delivery method.

The General Contractor (GC) / Design-Bid-Build (D-B-B) oversees the construction and completion of the commercial construction project after the owner has already hired the architect and completed the design process. The GC/D-B-B is contracted to perform the work per the contract documents including developing, managing, and monitoring the project construction schedule, managing the cost control, providing supervision, conducting all daily job duties, monitoring of quality and safety control, and more. The GC/D-B-B may self-perform certain trade work, but for any remaining tasks not self-performed, a GC/D-B-B puts together a team of subcontractors and suppliers contracted directly with them to perform the work. The costs of the services provided by the GC/D-B-B are included within the lump sum amount provided to the owner.

WHAT SERVICES DOES A GENERAL CONTRACTOR OFFER?

These services might include:

  • Developing the cost of the construction work as a lump sum value
  • Supervising the scheduled activities and responsibilities of the trade contractors, including their own self-performing crew if applicable, to meet the schedule requirements

  • Developing the contracts and assembling insurance and other safety documents
  •  Completing the work based upon the contract documents.
